Why Serious Investors Are Watching Kharkhoda?

Kharkhoda is quietly becoming one of the most closely watched growth corridors in the Delhi-NCR region. What makes the story interesting is not one project alone, but the convergence of large-scale manufacturing, expressway connectivity, industrial expansion and planned urban development.

The biggest catalyst is, of course, Maruti Suzuki. Its 800-acre manufacturing facility at IMT Kharkhoda is already operational, with current capacity of 5 lakh vehicles annually. The company plans to scale the facility to 10 lakh vehicles per year, with a total planned investment of around ₹35,000 crore.

But Kharkhoda's story goes well beyond Maruti.

From Industrial Township to Industrial Ecosystem

IMT Kharkhoda is developing as a larger industrial ecosystem, with manufacturing, suppliers, logistics and supporting businesses expected to grow around the anchor investments.

HSIIDC has also been pursuing the next phase of industrial expansion. Reports have indicated a proposed IMT Kharkhoda Phase 2 of around 5,800 acres, spread across areas of Sonipat and Jhajjar. The proposal is still evolving, so investors should distinguish between proposed expansion and officially developed land.

Another indicator of industrial momentum is that HSIIDC has continued to auction industrial plots at IMT Kharkhoda, demonstrating that the industrial estate is moving beyond planning into actual allocation and development.

Connectivity Is Becoming a Major Advantage

Kharkhoda's location is increasingly important because it sits within a rapidly expanding NCR road network.

The KMP Expressway provides access towards Manesar, Gurugram and the wider western and southern NCR, while the Delhi–Amritsar–Katra Expressway adds a major north-western connectivity corridor.

In July 2026, 157.92 km of the Delhi–Amritsar–Katra Expressway's Haryana packages were dedicated, with the corridor designed to significantly improve movement towards Punjab and Jammu & Kashmir.

Connectivity around Kharkhoda is also improving locally. A four-lane road connecting KMP Expressway with IMT Kharkhoda has been nearing completion, strengthening the direct connection between the industrial township and the expressway network.

And the Delhi connection is becoming part of a much larger NCR network, with proposed links between the Delhi-Katra Expressway and UER-II, Delhi, Gurugram, IGI Airport and Dwarka Expressway.

Then Comes Namo City

Perhaps the most significant new development is the proposed ~9,000-acre Namo City along the KMP corridor.

Haryana has started the land procurement process for the proposed greenfield urban centre, covering identified areas across Sonipat, Jhajjar and Rohtak. The project is being planned around the KMP and Delhi-Katra corridors and is envisioned as a large mixed-use urban development.

For Kharkhoda, this introduces another dimension: industrial growth can create employment; employment can create demand for housing, retail, services and commercial activity; and planned urban development can support that ecosystem.

Why Investors Are Watching

The numbers tell the story:

800 acres — Maruti's Kharkhoda facility
5 lakh vehicles/year — current capacity
10 lakh vehicles/year — planned capacity
₹35,000 crore — planned Maruti investment
~5,800 acres — reported proposed IMT Phase 2
~9,000 acres — proposed Namo City
157.92 km — Haryana packages of Delhi-Katra Expressway dedicated in July 2026

Put together, these developments point to a region where manufacturing, logistics, highways and urbanisation are developing around the same corridor.

That is the bigger Kharkhoda story.

For property investors, however, the important distinction is between what is operational, what is under construction and what is still proposed. RERA status, title, zoning, approvals and exact connectivity should always be verified before making an investment decision.
